    Property Options Estate Agents

    Renting a property should be a smooth and transparent process. At Property Options Estate Agents, we guide tenants through every step of the journey so you clearly understand your rights and responsibilities.
    We pride ourselves on maintaining excellent relationships with both tenants and landlords to ensure you enjoy a comfortable and trouble-free tenancy.

    Tenancy Deposits

    Tenancies with Annual Rent Below £50,000

    The tenancy deposit will beĀ equivalent to five weeks’ rent.
    This deposit is held as security against the tenant’s obligations under the tenancy agreement, including:

    • Any unpaid rent
    • Damage to the property
    • Breach of tenancy obligations
    • Any other liabilities arising during the tenancy

    The deposit will be protected in accordance with UK deposit protection legislation.

    Tenancies with Annual Rent Above £50,000

    The tenancy deposit will beĀ equivalent to six weeks’ rentĀ and serves the same purpose of protecting the landlord against damage, unpaid rent, or breach of contract.

    Permitted Tenant Charges

    Late Rent / Rent Arrears

    If rent remains unpaid forĀ more than 14 days, interest may be charged atĀ 3% above the Bank of England base rateuntil payment is received.

    Lost Keys or Security Devices

    If keys, fobs, or other security devices are lost by the tenant or anyone associated with the tenant, the tenant will be responsible for theĀ full cost of replacement.
    If the loss requires locks or security systems to be replaced or reprogrammed, the tenant will also be responsible for these costs.

    Changes to the Tenancy Agreement

    If a tenant requests a change to the tenancy agreement and the landlord agrees, a charge of £50 (including VAT) will apply.
    This covers the administrative cost of preparing revised documents or addendums. Examples include:

    • Adding permission for pets
    • Changes to agreed tenancy conditions
    • Amendments requested by the tenant

    Changes to Tenants or Occupiers

    If tenants request to add or remove a tenant, guarantor, permitted occupier or relevant person, and the landlord agrees, a fee of £50 (including VAT) per person will apply.

    Holding Deposit

    AĀ holding deposit equivalent to one week’s rentĀ is required to reserve a property.
    Once the tenancy begins, this amount will normally beĀ deducted from the first month’s rent.

    If the Landlord Withdraws

    If the landlord withdraws from the agreement, the holding deposit will beĀ fully refunded.

    If the Tenant Withdraws

    If the tenant withdraws from the tenancy, deductions may apply:

    • Withdrawal less than one week before the proposed start date: Ā£150 per tenant
    • Withdrawal more than one week before the proposed start date: Ā£100 per tenant

    Failed Referencing

    If referencing fails due toĀ misleading, false, or incomplete information, the holding deposit may beĀ retained in full.

    Early Termination of Tenancy

    If a tenant wishes to leave before the end of the fixed term and there isĀ no break clause, the tenant may be responsible for:

    • The landlord’s reasonable costs of re-letting the property
    • Rent payments until a replacement tenancy begins or the original tenancy term expires

    These costs willĀ not exceed the total remaining rent due under the tenancy.

    Non-Housing Act Tenancies

    Certain tenancies fall outside the Housing Act. This may occur when:

    • Annual rent exceeds Ā£100,000
    • The property is let to a company or corporate entity
    • The property is not used as the tenant’s main residence
    • There is a resident landlord
    • The tenancy is less than six months

    Non-Housing Act Charges

    For Non-Housing Act Tenancies the following fees may apply:

    • Company referencing (including credit and Companies House checks): Ā£175
    • Individual or guarantor referencing: Ā£75 per person
    • Company withdrawal less than one week before tenancy start: Ā£150
    • Company withdrawal more than one week before start date: Ā£100
    • Arrears administration charge: Ā£30 per written chase

    Your Letting Journey with Property Options

    We believe in keeping tenants informed throughout the process. Below is a typical timeline of what you can expect when renting through us.

    Step 1 – Introduction & Viewings

    Our friendly lettings team is available to help you find the perfect property.

    Opening Hours
    Monday – Friday: 10:00am – 5:00pm

    We will:

    • Discuss your property requirements
    • Match you with suitable properties
    • Arrange viewings at a convenient time

    Many of our properties are offered to ourĀ registered applicants before going to market, giving you early access to new listings.

    Step 2 – Reserving a Property

    Once you find a property you would like to rent:

    1. You will complete an Application to Rent form
    2. The landlord will review your application
    3. A holding deposit (one week’s rent) will secure the property
    4. Referencing checks will begin

    During this stage, you can also request any special conditions such as:

    • Pets
    • Specific tenancy clauses
    • Minor property adjustments

    Step 3 – Referencing & Right to Rent Checks

    We will carry out referencing checks to confirm:

    • Financial affordability
    • Employment status
    • Previous landlord references

    Typically, household income should beĀ at least 2.5 times the annual rent.
    We will also completeĀ Right to Rent checks in accordance with UK law.

    Step 4 – Property Compliance & Preparation

    While referencing is underway, we work with the landlord to ensure the property is fully compliant and ready for occupation.

    This includes verifying:

    • Gas Safety Certificate
    • Electrical Safety Certificate
    • Energy Performance Certificate (EPC)
    • Smoke and carbon monoxide alarms

    Any required maintenance or preparation works will also be completed before your move-in date.

    Step 5 – Contracts & Deposits

    Once referencing is successful:

    • Your tenancy agreement will be issued for signature
    • You will pay your tenancy deposit and first month’s rent
    • All documentation will be provided electronically for convenience

    Step 6 – Moving In

    On your move-in day you will receive:

    • Your property keys
    • A welcome pack
    • Property safety certificates
    • The official How to Rent Guide
