Property options provide prospective tenants with a wide range of accommodation to let in the Derbyshire and surrounding areas.

The choices vary from family homes to student accommodation and are available furnished and unfurnished.

Property Options will provide you:-

  • Speedy referencing you shall know within 48 hours whether your application is acceptable
  • Deposit protection we will register the deposit on behalf of you, in accordance with legislation, within 14 days.
  • E-mail alerts instantly notified as new properties become available. Plus our new txt alert system
  • Helpful and supportive staff will make sure your tenancy with property options runs as smoothly as possible.

Viewing arrangements

Once we have determined the properties to suit your requirements, viewings will be arranged at a time convenient to you. You will be accompanied by a member of staff who can give advice and answer any queries you may have.

Reference required

When renting with Property Options you will need to provide personal and financial details. The information provided will be strictly confidential:-

  • Proof of address utility bill, bank statement or council tax bill.
  • Photograph ID Passport or driving licence.
  • Proof of income Bank statement (last three months) or wage slips.
  • Credit Check check for CCJ and bankruptcy.
  • Landlord statement if renting

Deposits, fees and rent payments

Deposit A deposit is required prior to occupation, which is equal to one month rent. The deposit is held to cover any breakages, damage, or other tenant liabilities. The deposit cannot be used by the tenant to cover rent.

Rent Rent is to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter.

Administration charge Prior to taking up references Property Options will charge all tenants an agency fee which is non-refundable if a tenant withdraws from taking the property or should your references prove unsatisfactory.

Utilities Tenants will be responsible for the payment of the Gas, Electric, Water and Council Tax Bills for the property they are renting and will pay this direct to the Local Authority.
